Hap Seng Land, Naza TTDI unveil KL Midtown Signature Office Towers
KUALA LUMPUR (July 23): KL Midtown Signature Office Towers, one of the two office components of the KL Midtown mixed-use development in Kuala Lumpur, has been completed and is now ready for occupation.
KL Midtown is developed by KL Midtown Sdn Bhd, a joint venture between Hap Seng Consolidated Bhd’s subsidiary Hap Seng Land Sdn Bhd and Naza TTDI Sdn Bhd’s subsidiary TTDI KL Metropolis Sdn Bhd.
Designed by architectural firm Skidmore, Owings & Merrill (SOM), the Grade A office building has been certified LEED Gold and holds a provisional GreenRE Platinum certification.
The Signature Office Towers comprise two office components with four towers in total. Each tower has a main lobby, complemented by a sub-lobby located on the podium at level five.
The office development features a total net leasing area of 453,000 sq ft with unit built-up sizes starting from 5,950 sq ft, up to 11,956 sq ft for a column-free floor plate. Tenants also have the option to combine two wings at the same floor for a larger layout.
The leasing price starts at RM7.50 per sq ft. Hap Seng Land has confirmed one tenant so far, noting this as a positive market response.
Facilities within the development include a linear park, rooftop terraces for each tower, seasonal car park allocations, shuttle services, five passenger lifts and one service lift for each wing and 3,200 basement car park lots. Office tenants may also access the adjacent Hyatt Regency Hotel’s gym with a small membership fee.
In a press conference held on Thursday, Hap Seng Land director of property management Manfred Weber said, “We believe one thing that differentiates this development is that we are not far from the city. We are just a little bit outside the city centre. We believe this [location] is an advantage for us."
He added that the mixed-use development concept complements each component.
“The office towers are designed in a way where you don’t have to enter the shopping mall from the outside…It’s a very convenient solution for tenants. We also have [Hyatt Regency] connected to this complex,” Weber said.
“Our hotel (Hyatt Regency) has a huge gym. It was designed so that [office] tenants could also use the hotel gym with a membership. [We see] more tenants asking for these [amenities]. We believe KL Midtown is a unique destination that provides a lot of conveniences to our tenants.”
He added that the building was designed with sustainable features from day one. “Not just for this building, in most of our buildings opened in the last couple of years, they are green accredited.”
Meanwhile, Aeon Mall is expected to open its doors in KL Midtown this November.
