The Eco Grandeur story began in 2016 with EcoWorld's acquisition of an abandoned project in Puncak Alam. In the intervening years, the execution of the township master plan has been propelled by the developer's commitment to its Environmental, Social and Governance (ESG) goal.

"Our ESG goal is to achieve business longevity while delivering consistently positive societal impact in line with the aspirations of the United Nations Sustainable Development Goals (SDG)," noted Tiong Siow Yin, General Manager. Today, this 1,400-acre integrated township development is recognised as the heart of Puncak Alam. It is the perfect setting for raising a family and cultivating the good life for them. Every element needed for a sustainable and rewarding life has been considered. This achievement is largely driven by the developer's strong commitment to ESG principles. As the largest township in the EcoWorld Group, Eco Grandeur has set the standard for sustainability and responsible development, becoming a benchmark for other townships within the Group.

KEEPING PROMISES, FULFILLING DREAMS

This previously abandoned project included small parcels of land acquired from individual settlers, many of whom had been promised homes in the new development. When EcoWorld took over and revived the project as Eco Grandeur, fulfilling that promise became top priority. In 2020, that commitment was realised with the handover of 987 homes to the families of the original settlers. "Our commitment extended to improving the infrastructure and amenities in the area. In 2019, Persiaran Mokthar Dahari, which provides direct access to Puncak Alam, was upgraded to solve poor road, traffic and drainage issues that had plagued the community," Tiong explained. In the same year, the township was awarded a BCA Green Mark Certification and in 2023, it was awarded a Provisional GreenRE Certification - Township Category.

SUSTAINABILITY TO ENSURE LONGEVITY

Eco Grandeur was created with sustainability in mind, from its location to the master plan and amenities. Its location in Puncak Alam is served by a network of roads and highways, including LATAR, GCE, DASH and NKVE, via Persiaran Mokhtar Dahari. An upcoming connection to LATAR from the nearby Eco Business Park V will further enhance accessibility. At the time of its launch, the township was already well-served by a comprehensive range of well-established amenities within a 10-km radius, including schools, hospitals, groceries, and F&B outlets. Since then, more facilities and amenities have emerged within the township, including commercial developments like Eco Grandeur City, enhancing the convenience and vibrancy in the township. Upcoming amenities include a Chinese school, Rumah Selangorku, and a sports component. Grandeur Labs will also be upgraded with a new look. Five fully gated and guarded residential precincts have been launched. Each low-density precinct boasts ample greenery and an exclusive clubhouse. The houses available are link houses, garden homes, semi-detached houses and bungalows, all with landed strata title. Eco Grandeur is complemented by Eco Business Park V (EBP V), a 769-acre light industrial park developed by EcoWorld in Puncak Alam. EBP V is one of the factors contributing to the sustainability not just of Eco Grandeur but Puncak Alam as a whole. "With Eco Grandeur and EBP V, EcoWorld has helped to elevate the status of Puncak Alam as a key economic centre in the country," Tiong said. "And we will continue to support it as EcoWorld continues to develop our existing land bank here." With comfortable homes in gated and guarded precincts, a thriving commercial centre, a closeness to nature and a close-knit community, all the elements are in place for a good life at an attainable price. From the outset, the township proved to be attractive to a lot of potential customers who were shopping for properties for their own use or for investment purposes.

A BIODIVERSE PARADISE

As with all EcoWorld projects, Eco Grandeur was meticulously planned to prioritise the preservation of native flora and fauna, ensuring that the ecosystem and community can coexist in harmony. Greenery covers over 20% of Eco Grandeur. More importantly, the development is located within an important centre of native biodiversity, as well as being situated along a major bird migration route, namely the Asian-Australasian Flyway. Great care was taken to protect and enhance the uniqueness of the site and protect its biodiversity through a multi-year process. Work commenced in 2017 and culminated in 2022 with the implementation of reforestation throughout the site, using the acclaimed Miyawaki method to create a seamless continuity of parks, gardens and streetscapes. A 2-km educational biodiversity trail was created, which covers the different points of interest including the Blue Ribbon, a biodiverse waterway that's connected to the Sacrificial Garden, Rasbora Sanctuary, Fruit Forest and Betta Sanctuary.

A BRIGHT FUTURE

To date, over 4,200 residential units and 200 commercial units have been handed over. These included houses in the completed precincts Graham Garden, Avenham Garden, Norton Garden and Regent Garden. The completed commercial units are from Esplanad and Utopia. These properties have proven their worth in terms of capital appreciation value, sub-sale value, rental and occupancy. Currently, residential properties are available in Norton Garden and Wellington Garden, and commercial units in Utopia East and Esplanad Square. Eco Grandeur is looking forward to achieving many more milestones. The township's future potential continues to encourage interest and investment.
