Reference is made to DXN's announcement dated 15 July 2025 in relation to the memorandum of understanding entered into between the Company and Invest Kedah Berhad ("Invest Kedah") to establish a strategic partnership aimed at fostering sustainable development and exploring investment opportunities across key economic sectors in the State of Kedah, Malaysia ("MOU").

In line with the collaborative framework contemplated under the MOU, the Board of Directors of DXN ("Board") is pleased to announce that DXN Industries (M) Sdn Bhd ("DXN Industries" or "Lessee"), a wholly-owned subsidiary of DXN, had on 8 April 2026 entered into a lease agreement ("Agreement") with Perbadanan Kemajuan Negeri Kedah ("PKNK" or "Lessor") in respect of the lease of five (5) vacant industrial lots located at Kawasan Perindustrian Bukit Kayu Hitam Fasa 3, Bukit Kayu Hitam, Kedah Darul Aman ("Lease Land") over a term of sixty (60) years commencing from the date of the Agreement for a total consideration of approximately RM27.83 million to be satisfied entirely by cash ("Lease Consideration") ("Lease").

This Lease forms part of the Company and its subsidiaries' ("Group") ongoing efforts to undertake development initiatives and expand its operational footprint within the State of Kedah.

For clarity, Invest Kedah is not a party to the Agreement and has no direct interest in the Lease.
